Penetrating Sealers that increase stain resistance, crack resistance, and do not affect traction, as well as Topical Coatings that offer additional protection and color enhancement, are necessary for any driveway.

Penetrating Sealers soak into porous concrete and masonry and create a permanent chemical reaction. They offer a flat appearance and protection that will only wear away if the substrate itself wears away below the level of sealer penetration. Penetrating sealers require porous masonry to be effective. All V-SEAL penetrating sealers will permanently bond within porous concrete and masonry to strengthen the surface, repel water (ice), oil, salt, and mold and form a moisture resistant barrier that helps prevent surface defects such as chipping, scaling, spalling and cracking, increase stain resistance and ease of cleaning, and block efflorescence with a flat appearance that does not affect traction and is breathable.

There are two main categories of driveway sealers: penetrating sealers and topical coatings. Penetrating sealers, such as V‑SEAL 101 and 102, soak into porous concrete and masonry creating a chemical reaction that strengthens the surface and repels water, oil, salt, and mold. The moisture-resistant barrier additionally helps prevent chipping, scaling, and cracking. Application with a pump sprayer or roller is recommended. Topical coatings, such as Industra‑Gloss SB and Industra‑Gloss WB, should be applied on top of the concrete or masonry and can offer extra protection plus color enhancement.

For patios that are long-lasting and have great decorative appeal, V‑SEAL recommends the combination of penetrating sealers, which permanently bond with porous concrete or masonry offering strength, stain resistance and protection, and topical coatings, which offer additional protection as well as color enhancement and visually-appealing finishes. V‑SEAL 101 or 102 can be applied with a pump sprayer or roller. 102 is particularly suited well for broom finished concrete and rough masonry.

There are a variety of products we can recommend, depending on your specific exterior commercial project. For sealing and curing commercial structures such as parking decks, roads, driveways or sidewalks, VSEAL 101 and VSEAL 102 are excellent choices. When applying, surfaces should be saturated and excess sealer should be removed or pushed into the next area. Acceptable tools include pump-up garden sprayers, paint rollers, shop brooms or squeegees. When Phase II - Lithium Silicate Water Repellant Enhancer is used as a secondary application to VSEAL 101 and 102, it further increases substrate strength, moisture repellence, and stain resistance.
