The traditional general contracting delivery system is a "design-bid-build" system. In this system the owner hires a design firm, typically an architectural firm, to provide plans and specifications for competitive bidding between general contractors. The general contractor provides a bid for the entire work as shown on the drawings and according to the project specifications. Typically the low bidder is the successful bidder and enters into a lump sum (fixed cost) contract with the owner for the work.
Owners often need help early on in a project to help get them off in the right direction. Serenus Johnson provides preconstruction services such as: determining building size, finding a suitable piece of property, working with city/township officials, preliminary building and site layouts, preliminary cost budgets and construction time-lines as well as other services. We work with local design professionals knowledgeable in your type of building to help as needed in this process. We also have in-house CAD capabilities for preliminary design and renderings so that owners can quickly visualize what their building or project might look like.
