We're currently owned and operated by third and fourth generation family members and have been family-owned since 1931. We recommend this approach on multiple phased, more complex, and/or higher cost projects. There are two main contracts with the Owner - one with us and one with the Architect. We are the Owner's building consultant, using our experience and expertise during the pre-construction phase and the construction phase. We are hired either before or at the same time as the Architect, since often we are requested to assist the Owner in evaluation and selection of the Architect. During the pre-construction phase, we manage the design process, collaborate with the Architect, and make certain the design is consistent with the Owner's cost and schedule requirements.

This is the typical project delivery method for small to medium size, conventional projects. There are two main contracts with the Owner − one with us and one with the Architect. The Owner hires the Architect to complete the design of their project. We give the Owner a quote based on the design documents completed by their Architect. The Owner then hires us to orchestrate all the qualified subcontractors and suppliers needed to build the project within their cost and schedule objectives. Often we consult with the Owner and Architect during the pre-construction phase to provide comments on how the developing design affects project costs and schedule.
