The CM/GC model has the contractor involved early in the project, providing input and guidance to the owner and design team as the project is planned and designed, and becoming the general contractor when it is time to build. Unlike a Design Build project, the project owner holds a separate contract with the design team. As pre-construction progresses, an agreement is reached between the owner and GC to deliver the project on a specified timeline, and at either a fixed price or under a guaranteed maximum price.
