By law, asphalt parking lots must have some required markings, including a fire lane and ADA compliance with proper line striping. Fire lane standards are set by the state fire marshal. In Delaware for instance, it will consist of a yellow curb with 4 fire lane lines and fire lane signs distinguishing the fire lane/no parking zone. ADA compliance is also clear with the proper line striping. The number of parking spaces on the lot dictates how many handicap stalls you must have. The law is also specific about how the spaces are to be line striped.

Cracks to be effectively filled must be 1/8 inch wide and 1/4 inch deep. Hot-pour crack sealant is recommended to crack sealing commercial parking lots. These products have been found to far outperform cold applied sealants; however cold crack sealing can effectively be used on residential driveways. Crack sealing is the most important part of asphalt maintenance that you can have done to extend the life to your pavement. This prevents water from running through cracks which can weaken the base causing further cracking due to the freeze and thaw cycles.
