After you move in, there will be some small touch-up items that we will be in and out firming up. But our formal builder warranty lasts for one year from when you take possession of your home. During that year, you will keep track of items that you see that need to be touched up or fixed. At some point, typically three to six months in, we will coordinate with you to address the current list. And then at about the 11-month mark, we will do it again. Of course, at any point in time, if something needs immediate attention we will address it right away.
The foundation consists of the concrete foundation walls and the footings they sit on. The walls themselves vary in thickness, depending on the height of the wall, and contain a web of rebar. The footings must be placed on ground solid enough to support your home as well as be below the "freeze" level for the locale (36 inches in the Kansas City area) so the heaving that takes place during freeze/thaw cycles does not impact the footings - part of why we employ the services of a soils engineer during the lot preparation stage.

We like to term the mechanical and high-voltage rough-ins as installing the "guts" of your home. For the HVAC system, this involves installing the duct work for cold air returns and for air supplies. For electrical, the outlet and switch boxes, can lighting, boxes for ceiling fans and light fixtures, all electrical wiring behind walls, circuits, electrical panels, circuit breakers and more will be installed during this stage, including connecting the permanent power service to your home. And for plumbing, this step includes installing hot and cold water lines, drain/waste lines and natural gas lines in addition to the hot water heaters and recirculation lines.
