Established in 1997, Flintlock Construction Services is an open shop construction company erecting buildings exclusively in Manhattan. Founders Andrew and Stephen "Chip" Weiss Jr., fourth generation New York real estate development professionals, gained extensive open shop construction experience while building affordable housing in the Bronx and Brooklyn in the 1990s. That enabled the brothers to pioneer open shop construction, building with crews of non-union tradesmen in Manhattan. We've built more than 40 major projects in the heart of New York City over the past 15 years, including hotels and condominiums, municipal buildings, high rises and cultural institutions, delivering all construction projects 20 to 30 percent below the cost of similar closed shop construction projects.
Finally, Flintlock uses a blended scheduling system to accurately deliver projects. To ensure we make optimum use of this technology, our staff includes IT personnel with graduate degrees in computer sciences. Furthermore, through our partnership with NYU's Shack Institute of Real Estate and Construction Management, we have an intern program for students conversant with the latest computer technology. We're proud that about half of these interns have joined our staff after graduation, enhancing the technical expertise that is vital to remaining competitive in today's construction industry.
With more than 40 major projects completed since 2001, Flintlock Construction Services is among the most active builders in Manhattan, but that alone isn't what makes us a leader in our field. We have always exceeded expectations of open shop construction and continue to do so. Flintlock was the first open shop contractor in Manhattan to use a personnel and material hoist, first to build above 8, 11, 20 and 30 stories, the first to employ a tower crane and will soon be the first open shop contractor to construct a building in Manhattan comprising in excess of 450,000 square feet.
Our strategy for maintaining an excellent commercial construction safety record includes an in-house risk/safety manager and general superintendant who conduct continuous risk analysis. We self-perform safety work at our sites, rather than sub-contracting out this important task (in contrast to other contractors in New York.) Our goal is simple: to prevent the violations and any injuries to workers that can trigger a stop work order with its associated cost and delay. To this end, we hold weekly safety meetings at each site which are mandatory for all workers.

Long before ground is broken, we work with developers and architects to maximize the application of materials and energy efficient technologies and materials. We are on the frontier of co-generation energy systems-having installed co-generation plants in several buildings-as we believe it is a more sustainable energy solution for both the buildings and the surrounding environment.
