Should you panic if you have water damage? Not necessarily, but immediate action does need to be taken to mitigate further damage. Mold is secondary water damage, and is usually the result of not doing, what we call, an iPCT exam. Interview: Has there been a previous water damage in this area? Is there an ongoing leak? Are children or family members getting sick, losing their memory or feeling like they have no energy (all symptoms of overexposure to mold). We want to know the whole story. Perimeter: We investigate to find the perimeter of the water, both horizontally and vertically.
Moisture and water damage can be the biggest threat to your home and business. If the incident is sudden, the speed and thoroughness of drying is the secret to prohibit the growth of mold. If maintenance has been neglected or if a building design is failing and allowing moisture to accumulate, secondary water damage, or mold will grow. In that case, the first step is to stop the source of moisture, then clean or remove the contaminated materials under containment so as to not cross contaminate the rest of the structure, have the area tested by a third party and only then do the reconstruction.
First of all, you need to know that all black mold is not "the" black mold. Sometimes the mildly toxic mold can be black. The black, furry looking mold on the wood in the crawlspace is usually something like Cladisporium, which has a low toxicity. It still needs to be removed but it is not the highly toxic, Stachybotrys, which is actually a black, smeary looking mess. Stachybotrys usually has a pungent smell and is well hidden. It needs a continuous source of water which keeps the cellulosic material it needs for food very wet.
