This project involves the addition of a family room and an exterior update. The remodel will utilize the existing fireplace and create the ideal room for spending time with family and playing games. Demolition shots are fun so here are a couple more. Below is the temporary bracing to put an upset beam since that was a structural wall. The visible beams in the living rooms aren't structural. New upset LVL and new hangers are installed. We'd actually planned on having the beam below the ceiling level as you can see in the renderings here but we like the ceiling plane going through into the kitchen.

A glare-filled picture but paint and trim are all done and it looks great. We also added some width and an overhang to the existing dormers to bring them into scale with the rest of the house and replaced the existing siding, windows and trim. The outdoor kitchen was expanded during construction, adding the leg to the straight run to give them a little more space for cooking and seating. The stucco and the cut stone top are in. Looks awesome. A shot of the large arch, now in stucco as well as the columns. The deck and the trim are mostly installed and the rail is the next major part. With the dry-below system we are able to have a finished ceiling. Belvedere keeps moving forward! Site work continues and little by little the piles of material are getting smaller.
Here we are at present day! Trim is complete, the arbor is just about done with the exception of a few small pieces as is the siding and the doors and windows. It is looking great and with the nice weather, hopefully we can get it painted and mostly wrapped up. The interior is ready for paint and trim. In the photos below you can see the operable platform and it's opening in the loft storage space. Time for another up update! Paint is done and looks fantastic. This project is very close to complete.
Yet another sucessful RDM Architecture and Hurst Construction Project! Not a whole lot more to say, especially if you've been following along with the progress. Below is the storage/ entertainment side of things. It is difficult to see in either photo be there is a perforated metal pane in the last of the short cabinets that is painted to match the cabinets and hides the sub ( we don't like speaker fabric in this case ). We went by this project today to see where things were (just about done actually) and are very very happy with the way it looks.
Another update on the "cathedral". The exterior shingles are done and the trim is done. Interior foam is done and the wall insulation is also done. The tabs for the new steel tie rods are ready to go. Sheetrock should be going in soon but until there is a complicated little section of roof that needs some attention. We'll have some more pictures coming up soon. Wood beams are in. Roof is in. Ceiling is in. Rather than see a wood plate on top of the steel beam we opted for welded tabs which not only make for a cleaner installation with makes it more structurally sound.
It is done! Ok from this view it doesn't look any different from the last time other than the grass but keep scrolling! The final coat of paint is on and the light fixtures installed. The aluminum and glass overhead doors are installed and hooked up. We went with a jackshaft operator in order to keep the space as open as possible and it also reduces the noise significantly. They were able to get a great finish on the. More progress on the exterior. The pool is filled and the rest of the plantings are in.
