Because it sells so easily, many builders don't include their listings on the MLS (meaning they don't show up on any websites). Also, sometimes new home builders only list properties as a spec when they have a permit in place. In these cases, they usually have more inventory available where you can build from the ground up and choose all of your colors and finishes. Charleston, SC has such a low supply of homes for sale right now, so new construction is a good route to consider.
The Ponds originally had about 8 different builders when it was started in 2007, so there was a huge range of designs in the community's beginning. This is a rare case among Summerville's neighborhoods where buyers tend to prefer pre-owned homes over new construction.
