The barn is an icon in Park City, Utah. Hogan was called upon to retrofit this 12,064-square-foot barn with steel framing for seismic protection, while still keeping the historic barn structure intact. We used our Hogan wood shop to custom-build new windows using historic window construction techniques and materials. This allowed us to give the client the historically-accurate look they wanted, but much less expensively than if done by a subcontractor.
As a Construction Manager, our effort starts on your project long before construction begins. Working with the design team and engineers, we provide frequent cost estimates on the project while the design is still forming. Allowing everyone to see how design changes will impact the project gives you greater control over cost and schedule. We also use our extensive construction experience to see if there are less expensive methods or materials. This is Value Management. Our average Value Management savings is 7% of the client's total budget.
Design-build is best for a project with tight budgets and/or schedules. Similar to the CM|GC method, Design-Build is where we hire the architect and engineers and manage the design process. The advantages to you are one point of contact, and we can begin our value management activities from the very start. Our process for this delivery method is creating a plan based on your input and expectations. Together, we will establish project goals and tailor a project strategy that fits and meets your priorities.
