White Construction

An interactive approach between the Owner, Architect and the Construction Manager used to obtain owner-oriented end results. Construction Management services allow the Customer to exercise total control of the project while concurrently working with the Contractor in a non-adversarial format.

White would serve as the single source of contact and contract with the Customer for all of the work associated with the project's construction. The project is typically bid based on 100% complete plans and specifications as prepared by the Customer's Architect/Engineer. The General Contractor reviews the plans and specifications, places the various subcontractor trade items out for bids (and also prepare pricing for items performed by the General Contractor) and submits a competitive total price (bid) to the Customer representing the plans and specifications (the bid does not typically consider or include items that are not called for in the plans and specifications).

While White Construction has a Project Management Methodology dealing with all phases of construction, detailed later in this section, we feel very strongly about the importance of proactive pre-construction management in conjunction with strong project team interaction throughout the process. Wise use of this time by the total project team will provide a more accurate budget and minimize problems incurred during construction. To that end we will focus on several key areas once we become part of the project team.

White Construction provides Design-Build Services which means that the Contractor has responsibility for both Design and Construction of the Project. Design-Build has some of the same benefits as Construction Management as it relieves the Owner the task of coordinating the Contractor with the Architect and the risk in doing so. The Architect/Engineer usually works as a sub consultant to White Construction and White Construction is a single source of responsibility for delivering the project. White Construction will be responsible for coordination of all entities of the construction team to deliver a quality project on time and within budget.
