A sequential design-bid-build process, typically delivered under a lump-sum or cost-reimbursable contract, is the traditional method of project delivery. You will retain an architect or engineer to design the project and to prepare the necessary drawings and specifications. After the architect/engineer completes the drawings and issues them for pricing, you will then select a general contractor through a sole source or a competitive bid process. The contractor's proposal is based on the complete design and schedule provided by the owner.
For our clients who want to work with one contract entity instead of several contractors and consultants, we recommend a Design Build approach. This approach helps foster a more successful partnership by bringing all project team members together in the design phase. It is typically the quickest delivery system. One complete proposal in which the contractor has the responsibility to design and construct your project within your written performance specifications. As a design build contractor, we will provide comprehensive design and construction services through one point of contact.
As your construction manager, Stenco offers various fee structures (e.g., cost plus, guaranteed maximum price, percentage fee, and fixed fee) to meet your needs. A construction manager is hired to act as the owner's agent to guide the design process, assemble and bid packages to subcontractors, and manage construction. This early collaboration promotes effective project coordination and communication from the start, creating an environment for success. As construction manager, we will apply our knowledge of construction costs, schedule, and market trends to help ensure your project is executed within your fiscal guidelines.
