John G. Johnson will partner with qualified architects and consultants to provide both design and construction services under one contract with you. This method is ideal if you prefer single source responsibility or if you are on a fast track for project completion. Our goal as your Design-Build partner is to design and build the client's building in a seamless process that allows the building to be designed and constructed with a single team allowing for in a shorter time frame while being efficient with the project budget and project quality controls.

Throughout the course of our seven decades in the construction business, John G. Johnson has established strong relationships with architects and architectural firms throughout the design community. JGJ values and understands the need for open lines of communications with the designers to achieve the highest quality, end product for the owner.

This service is commonly provided under the traditional Design-Bid-Build delivery method where JGJ manages all the subcontractors and material suppliers and takes on all the risk. Whether we competitively bid your project or you choose to negotiate your General Construction agreement with us, know that we will partner with you and your design team to assure a quality construction project is delivered on-time and on-budget. During the construction phase of the project, JGJ will provide administrative management and related services as required to supervise, manage and coordinate the work of all sub-trade contractors.

John G. Johnson will work with you as an Agent or as your Construction Manager at Risk (CMR) with a guaranteed maximum price. Under both "open-book" arrangements we will prepare bid packages and assist in receipt of bids, review scopes of work, negotiate subcontracts and manage the work through closeout/turnover. Working at risk allows us the option to self-perform a portion of the work which provides greater control of the project and provides you with a greater sense of cost certainty. JGJ's goal as your Construction Manager is to be a collaborative team member, have the owner's interest in mind, Guide the owner through the process and deliver the project to the expectations set out prior to the start of the project.

The Development Phase Service is an independent service offering where our preconstruction team of estimators and project managers work together with you and your design team to provide a comprehensive overview of your project at the schematic or development phases of design. This service includes the development of budgets, overall constructability is reviewed, cost of materials and installation options are checked, potential cost savings are presented and discussed, project milestone schedules and project site safety plans are developed and a cash flow projection is provided.

The BX provides a wide variety of construction industry services including a construction buyer's guide, classified, trade names and architects & engineers directories. They also have an online construction reporting service with full project information, specs, addenda and drawings. John G. CEA is a multi-employer bargaining association, representing well over one hundred construction companies, fifty professional service firms and suppliers to the construction industry, and sixteen local contractor associations.
