P.J. Hayes, Inc. d/b/a Tandem Construction was incorporated in April of 1980. Initially, Tandem was the in-house constructor for a local development company. Together, they built office and condominium projects throughout the Sarasota and Venice area. In 1983, Tandem Construction began to focus on providing general contracting services for private and public entities. Tandem's Construction Management Services provides Integration Management; a comprehensive and effective management style that is implemented in the planning, design and construction phases of a project from inception to completion for the purpose of controlling time, cost and quality. Integration Management ensures that all of the various elements of each project are effectively coordinated. Our team consists of highly skilled project managers, engineers, coordinators and administrators that assist property owners in managing their construction projects.
Tandem Construction uses its extensive knowledge base of project costs to develop up-to-date cost estimates at the initial stages of project planning and design. As schematic design is developed, definitive estimates are provided. The guaranteed maximum price estimate is prepared when sufficient plans and specifications are completed for competitive subcontractor bidding. Tandem Construction has an "Open-Book" approach to project preconstruction that enables maximum interaction between the key team members in a project; the owner, the architect and the general contractor.

Managing the communication process and providing document control between the owner, the contractor and the architectural and engineering team are essential to the success of a project. Specific services we provide include executing contracts, directing the construction process, meeting coordination, and coordinating inspection by authorities having jurisdiction. The Gulf Coast Builders Exchange, formed in 1952 by a small group of 20 Sarasota contractors, continues to serve the business needs of local building contractors, and to promote "Members Working With Members". Our General Contracting Division focuses on commercial tenant improvements, but has the ability to construct new buildings as well. Tandem has over 30 years of experience with commercial construction, this experience has allowed us to develop a creative team of dynamic builders, managers and estimators. We can provide an in-house staff that specializes in move-management and we are continuously educating our staff with the newest and most cost effective ways to solve problems and maintain schedule.
