ValCon was organized in January 1975 to provide our clients with development and construction related services for real property. We have historically provided a broad range of services since our inception. Our service offerings are typically defined by the client's interest in the real estate as we provide services to Developers, Investors, Lenders and Owners. Our level of engagement has varied from consultant/advisor to development manager and construction manager. We have long term experience and a keen understanding of the development and construction process and its successful execution.
Clients involved in new construction and rehabilitation projects rely on our team for leading-edge information, advice, and analysis. ValCon's pre-construction evaluation offers an independent perspective and in-depth analysis of the design, budget, schedule and governmental approval. We create customized reports outlining the results of our analysis and our recommendations. When construction proceeds, the results of our monthly on-site evaluations provide the client assurance that the project is proceeding in accordance with design documents and contractual agreements.
As a strategic outgrowth of our services, ValCon formed a Construction Management division in 2005 to provide construction management services to developers and owners, for both renovation and ground-up construction projects. ValCon has recently completed the instruction of an 18 unit 7 Story midtown residential project, managed capital repairs, renovations for a 2000 unit rental community in the Bronx and hotel public space renovations.
